backlinks & anchor text - seeing immediate effect

i've noticed that backlinks are having a more or less immediate effect on my site's SERPS. when i added a link to my site from another (PR4 with anchor text) it boosted my site to #10 2-3 days later. The page linking to my site was then overwritten (by accident) and I lost the link causing my site to drop to #36 2-3 days later. i've tested this twice and it seems to be consistent.

my question is, is it the anchor text boosting my serps or the pr or both bearing in mind that my site has a pr0?

Anchor text definitely counts if the links are from related domains. Backlink is the first thing that google counts and later on it checks for anchor text to establish relevancy with the two domains, linking content etc if there are any.

I think it's both. If the content overwritten is important, then the site will lost quite a few points from Google and will affect your rank too. The anchor text also matters, because one of the method for Google to determine what business you have in your websites is by detecting the anchor text and follow it to your website so it can have more info on your business and how to determine your rank base on the info it have.
